Mane are currently recruiting for a Commercial Manager to join a high profile luxury refurbishment project in (West Central) London.
Reporting to the Project Director and International Head of Commercial, this is a 2 year contract with a global leader in construction. For interested candidates, there is also the opportunity to become a permanent employee following this contract with further international works priced up and you will be required to create/develop template and to accurately estimate construction costs for tendering purposes.
General Overview / Responsibilities:
*Negotiate new Contracts with the bids and tenders team. Vet Client contracts to ensure contractual terms are reasonable.
*Build a QS resource capable to meet the needs of the business. Ensure each project has sufficient Commercial/QS resource to manage commercial and contractual matters. This may include recruiting QS's, appointing interim or contract QS's to support individual contracts and mentoring other staff on how to deal with commercial or contractual issues.
*Prepare cash flow forecasts on a project by project basis.
*Working with project managers, site managers, project engineers and by carrying out site visits, have a good understanding of actual progress from site and ensure appropriate commercial records are being kept to support any variations and/or claims.
*Identify when Client variations, claims, extensions of time, acceleration and prolongation claims arise. Prepare claims and present to Client in a timely manner and as per the contract.
*Lead Procurement and Supply Chain Management. Cascade contractual obligations into the supply chain.
*Capture cost information and put a Cost Value Reconciliation (CVR) process in place on a project by project basis. Organise regular contract review meetings to address any issues affecting expected final margin.
*Put metrics in place to ensure cost and time budgets/targets are being met.
*Final account preparation and negotiation both upstream with Clients and downstream with Suppliers and Sub-contractors.
*Evaluate projects to gather cost and time information to be used to improve future performance. Collate a database of cost and time information from past projects to be used in planning and estimating costs for future projects.
*Risk identification and management.
*On site presence required / practical engagement in contracts.
*Require contract form understanding on NEC, ICE, MS1, and NWR Framework Agreements.
Education Requirements:
*Degree qualified in Quantity Surveying/Commercial Management
*Minimum 5 years' experience in a similar role
*Ability to mentor and manage other quantity surveyors.
*Prepared to attend regular client site meetings.
Please Note: Experience within high end, luxury fit out/refurbishment works is highly desirable, preferably within hotels or residential.
