Electrical Resident Engineer in London, United Kingdom, United Kingdom, United Kingdom

A site-based role for an electrical RE for a major Residential development already under construction in central London for 3 days a week.

Activities include;
1. Inspect sectional / completed works. Monitor the Contractor's and Sub-Contractors’ method of inspecting the services installations and the quality control measures. Monitor the Contractor's and Sub-Contractors’ method of de-snagging the services installations before void closure and advise the Client on the need to open up completed works.
2. Issue "Observations" covering installation quality, content, and compliance with Employees Requirements to the Client.
3. Re-inspect the works (when offered as complete) and review to ensure all defects are cleared.
4. Sign acceptance/closure notices of inspected/offered works on behalf of the Client.
5. Monitor and report on the progress of the Contractor's and Sub-Contractors’ installations in respect to the Construction Programme.
6. Sample witness the onsite testing of the electrical services, IT/Telecommunications, and metering systems.
7. Sample witness the testing and commissioning of all electrical utility services. Monitor and confirm the correct operation and compilation of all energy data onto the Power and Energy Management System.
8. Monitor the Contractor's and Sub-Contractors’ method of recording the detail of installed services installations and the transfer of such information to the record information and comment as appropriate.

Commissioning Activities

1. Attend the Cause and Effect testing of all systems.
2. Attend all Integrated Systems Testing. Monitor and record that the testing fully meets the Employees Requirements and Building Control Officer's requirements.
3. Review and comment on the accuracy and quality of all record drawings.
4. Review and comment on the accuracy and quality of all Operating and Maintenance Manuals, including Health & Safety Files, Building Log Books, & EPC's,
5. Review all recorded defects lists and re-inspect to ensure that all defects are cleared.
6. Maintain an overall defects list / observation list to ensure that all defects and observations are captured and cleared prior to final acceptance of the works.
7. Where partial possession or sectional completion of any part of the Project is included in the Contract, provide advice as to whether the relevant parts of the services installations have reached a stage equivalent to Practical Completion.
