Do you have experience in Facilities & Property Asset Management? TXM Recruit are working with an exciting TOC in the UK who are looking to bolster their Senior Management team, this candidate will be accountable and responsible for the strategic management and delivery of the entire property and asset management portfolio for the business.
Key Accountabilities
• Leadership and Strategic management of the property, asset and facilities management department.
• Strategic Management of the NRC plan to ensure on-time and on-budget delivery
• Overall responsibility for the management and delivery of the Facilities Maintenance Contract, ensuring delivery against legislation and best practice requirements within budget
• Overall responsibility for the delivery of Soft FM contracts, ensuring delivery against specification and best practice requirements within budget
• Negotiate, manage, and vary leases as needed in a timely manner to support delivery of the business plan
• Manage property, buildings and facilities projects as required using both in-house and third-party contractors, to time, budget and quality
• Accountable for the acquisition and disposal of assets and dilapidation provision, as required by the business.
• Provide due diligence in respect of current portfolio of assets. In particular, immediate action on any issues relating to non-compliance and escalated issues.
• Accountable for the Health and Safety compliance of portfolio of assets.
• Overall accountability for the development of budgets by forecasting requirements and analysing variances, data, and trends to ensure these are managed within the parameters of the NRC (National Rail Contract).
• Responsible for the management of relationships with property owners, contractors and building occupants, executing proactive oversight, maintenance, and problem prevention
• Involvement in industry property efficiency workstreams as appropriate
Qualifications & Experience
• Degree qualified
• Proven experience in asset, property & facilities management at a senior level, railway experience desirable.
• To be a member of the Royal Institution of Chartered Surveyors, specialising in valuation, development, or property management. Professional organisation membership preferred and MRICS and/or IWFM qualified desirable
• In-depth knowledge of SFG20 Standards and Statutory maintenance compliance obligations and Knowledge of relevant legislation and best practice in property management desirable
• A self-starter who is results-driven with high levels of self-motivation, mobility, energy, and initiative.
• Ability to manage a wide range of supplier relationships, from short term tactical relationships to long term strategic partnerships and build and maintain strong working relationships.
