Brief Description

The purpose of this role is to undertake annual property inspections and report on the condition of Network Rail building assets, including stations, depots and lineside buildings to the Route Asset Manager to enable development of robust asset management strategy and ongoing maintenance and renewal plans in line with safety priorities and budget allocation.

About the role (External)

A Building Fabric Surveyor within the railway environment is responsible for assessing the condition, safety, and compliance of railway buildings and lineside assets. This includes stations, depots, signal boxes, platforms, footbridges, and operational facilities. The role combines technical surveying expertise with a strong focus on asset integrity, sustainability, and passenger and workforce safety.

Your role as the Building Surveyor would be to conduct Visual & Detailed inspections of structural and architectural elements—including roofing, cladding, masonry, joinery, glazing, coatings, and drainage systems to identify defects, deterioration, and emerging risks. You would on a day-to-day basis create clear, accurate survey reports, condition scores, and maintenance recommendations aligned with railway standards and asset management frameworks.

Working closely with Works Delivery teams, Project Managers, designers, and contractors.

Ultimately, your role as the Building Surveyor plays a key part in maintaining a safe, functional, and high‑quality railway estate that supports operations, enhances passenger experience, and meets regulatory and industry standards.

In order to be successful in this role, we would like you to have/to be:

· Educated to degree level or equivalent

· MRICS qualified

· Good communication and influencing skills

· Proven negotiation skills

· Proven experience of managing a range of property transactions

· Good presentation skills

· Full Driving Licence

We would also like but it isn’t crucial to have/to be:

· Understanding of the rail industry

· Salary: Circa £40,000
