Brief Description
The purpose of this role is to undertake annual property inspections and report on the condition of Network Rail building assets, including stations, depots and lineside buildings to the Route Asset Manager to enable development of robust asset management strategy and ongoing maintenance and renewal plans in line with safety priorities and budget allocation.

This role will be based within North West and Central region specifically West Coast South and Central Routes covering London through to Birmingham / Stoke areas.
About the role (External)
This role is responsible for delivering a broad range of professional property services across a diverse client portfolio, including acquisitions, leases, lettings, disposals, compensation claims and temporary land use. You will manage complex property transactions and programmes to agreed budgets, ensuring the portfolio is managed efficiently and aligned to business priorities. A key focus will be on maximising value through cost savings, income generation and effective asset management, while providing clear, professional advice on property matters.
You will work closely with internal stakeholders to understand client requirements and deliver practical, commercially focused property solutions. Acting as a trusted technical lead, you will provide expert guidance across a wide range of property issues and manage relationships with external agents, consultants and solicitors to secure optimal commercial outcomes. Strong collaboration and stakeholder management skills will be essential to consistently deliver a high‑quality service and exceed service expectations.
In addition, you will support the delivery of the wider Property Services strategy by identifying opportunities for improvement, innovation and best practice. You will play an active role in developing sustainable property solutions that support a safe working environment and critical operations, while also identifying opportunities to enhance the contribution of property to the wider business through capital growth, income generation and long‑term value creation.
In order to be successful in this role, we would like you to have/to be:
- Educated to HNC / HND level or equivalent in Building Studies
- Experience in surveying asset property portfolios.
- Computer-literate, including knowledge of Microsoft programmes including Word and Excel.
- Strong communication skills.
- Full Driving Licence.
We would also like but it isn't crucial to have/to be:
- STE05 Qualification
- Understanding of track safety and railway possessions regime.
- Experience of surveying property within the public sector transport environment or similar.
- Experience in property asset management & data collection systems (Atrium/OPAS and SDE).
- Educated to Degree level.
- Knowledge/use of AutoCAD.
- Member of Royal Institution of Chartered Surveyors or equivalent (CIOB).
- Land surveying/Total Stations/3D Modelling
- Effective time management

Salary and benefits:
· Salary: Circa £34,000
