Overview of project/role
Asset Operations: Premises at TfL are operational sites across the transport network where infrastructure, facilities, and engineering systems are actively managed, maintained, and kept safe to support day to day transport services.
TfL’s Victoria Coach Station has been at the heart of London’s transport network since 1932, welcoming generations of travellers through its iconic Art Deco facade. Originally built to serve a growing demand for long-distance coach travel, the station has evolved into one of the UK’s busiest and most important transport hubs. Today, it handles millions of passengers annually, connecting them to destinations across Britain and Europe via operators like National Express, Megabus, and Flixbus. Just a short walk from Victoria rail and Underground stations, the site blends historic character with modern logistics, making it a uniquely challenging and rewarding place to work.
As a Premises Maintenance Officer – Electrical (Asset Operations Officer), you’ll be responsible for delivering both reactive and planned preventative maintenance across Asset Operations Premises assets, including Victoria Coach Station, acting as the electrical discipline lead within the maintenance team. You’ll provide expert guidance to ensure the right actions are taken to maintain safe, efficient, and reliable asset performance.
Working alongside other discipline leads, you’ll help maintain statutory compliance across premises assets, managing delivery through both in-house teams and external contractors. You’ll build and maintain strong working relationships with the supply chain to support the day-to-day delivery of operational facilities management activities across your allocated sites or region.
You’ll play a key role in ensuring that premises assets are safe, fit for purpose, and maintained to a consistent standard, delivering a high-quality, customer-focused service across the network.
Key Accountabilities
- Deliver day-to-day operational maintenance activities across allocated sites, working with in-house teams, suppliers, and contractors to provide a cost-effective, responsive, and resilient service
- Drive operational performance improvements across the region, contributing to the achievement of key service and scorecard objectives
- Ensure compliance with statutory and legal obligations, acting on behalf of the Network Management Directorate to uphold health and safety and asset maintenance responsibilities
- Build and maintain strong stakeholder relationships, including coach and bus operators, ensuring TfL is easy to work with
- Provide operational input into projects and schemes, supporting efficient delivery and high-quality outcomes across the asset lifecycle
- Oversee minor works and events, carrying out site checks to ensure quality standards and accurate validation of completed works
- Promote collaborative working and knowledge sharing to strengthen capability and consistency across the team
- Develop a strong understanding of the network, proactively managing risks, identifying opportunities, and supporting an improved customer experience
- Support incident and emergency response, helping to maintain safety, minimise customer disruption, and protect assets
- Act as a key point of contact for stakeholders, attending site as required to support operational delivery
- Participate in an on-call rota to support out-of-hours operational requirements

- Ability to implement health and safety requirements and ensure compliance by contractors. (Essential)
- Use of Asset Management Systems & Microsoft Office products such as Outlook, Word and Excel (Desirable)
Knowledge
- Level 3 NVQ Diploma in Electro technical Services (Electrical Maintenance) (2357-23) or equivalent (Essential)
- Level 3 Award in Electrical Wiring Regulations BS7671:2018 or JIB Graded Approved Electrician in Installation and/or maintenance (Essential)
- An excellent understanding of Health, Safety & Environmental legislation including statutory duties (Essential)
- Knowledge of Asset Management Systems (e.g. Concept, Maximo, SAMIS) (Desirable)
- Specialist knowledge of Building Services with a strong mechanical and Electrical maintenance background (Essential)
- Substantial experience as a Mechanical Technician, Building Services Technician or Senior Maintenance Technician within the plant room environment with working experience of planned preventive maintenance, fault finding and repair (Essential)
- Professional membership with appropriate construction / health and safety industry bodies (Desirable)
- Level 3 Award in Initial and Periodic Inspection and Testing of Electrical Installations (2391-52) (Desirable)
- Level 3 Certificate for the Inspection and Testing of Electrical Equipment (2377-12) (Desirable)
- Knowledge of electrical standards and approved codes of practice (Essential)
Experience
- Previous electrical experience working in a similar Electrician type role including; lighting, wiring, alarm / door entry systems (Essential)
- A good general background/experience in basic premises’ maintenance including pluming, decorating, carpentry, building fabric repairs (Essential)
- Working in a busy and varied front-line operational station (Desirable)
- Working with contractors to deliver to work packages including actively monitoring Risk Assessments/Method Statements (RAMS) to ensure meeting Health and Safety legislation. (Desirable)
