As a Senior Surveyor within National Portfolios, you will lead on major transactions across telecoms, utilities and energy, influencing critical projects while unlocking value from a diverse portfolio. This is an opportunity to operate at a senior level, working with key stakeholders, leading negotiations and providing trusted advice that directly supports business performance and a safe, sustainable railway. About the team..

You will be joining a supportive and well connected national team at the centre of some of the most interesting and complex property work across the railway. The team combines experience, fresh thinking and specialist knowledge, creating a collaborative environment where ideas are shared and challenges are tackled together. There is a strong focus on high standards, continuous improvement and helping each other succeed, with real opportunities to learn, contribute and grow through exposure to high profile projects and a wide network of colleagues across the business.

What does the average day look like?

No two days are the same. In this role, you’ll work on a national portfolio of railway land, helping to ensure it is used safely, compliantly and commercially.

A typical day might involve:

· Reviewing and progressing new requests from external parties looking to use Network Rail land

· Working closely with colleagues in engineering, safety, legal and finance to resolve issues and keep projects moving

· Providing commercial and technical advice on property matters, including leases, licences and easements

· Supporting governance and assurance activity to make sure decisions are robust and aligned with policy and regulatory requirements

· Taking part in meetings with internal teams and external stakeholders to negotiate and unblock complex issues

While the role is primarily office‑based in Milton Keynes, there are regular opportunities for site visits across the country, giving you first‑hand insight into how the railway estate operates in practice.

You’ll be trusted to make sound, well‑judged decisions, balancing commercial opportunity with safety and compliance and you’ll see the real‑world impact of your work on nationally significant infrastructure, energy and utilities projects.

Who are we looking for?

We are looking for a confident and experienced property professional who brings both technical expertise and strong commercial awareness. You will be degree educated or have equivalent experience and hold MRICS qualification, with a broad background in general practice surveying. You will be comfortable navigating complex property transactions and able to apply your knowledge to a wide range of situations, delivering clear, practical solutions that balance risk, value and operational needs.

You will be a strong communicator who can build credibility quickly and influence at a senior level, both internally and externally. With proven negotiation skills, you will be confident leading discussions on high value and complex agreements, achieving outcomes that support both business objectives and stakeholder needs. Your experience of stakeholder management will allow you to build effective relationships across diverse groups, while your presentation skills will enable you to clearly articulate ideas, strategies and recommendations. We are looking for someone who is proactive, collaborative and motivated to make a real impact within a dynamic and evolving environment.

Essential Criteria

· Educated to degree level or equivalent experience

· MRICS qualified

· Wide range of General Practice surveying experience

· Excellent communication and influencing skills

· Proven negotiation skills at senior level

· Proven experience of managing complex property transactions

· Experience of stakeholder management

· Strong presentation skills
