The Commercial Manager will identify commercial opportunities within a defined group of assets with the aim of generating the maximum amount of income from the organisation’s asset base.
You will take responsibility for identifying and pursuing ideas for commercial opportunities, including development of asset plans across asset grouping, development of business cases for commercial opportunities and working closely with delivery sponsorship teams in the operating businesses to ensure commercial initiatives are delivered. The Commercial Manager will build excellent relationships with stakeholders within their respective area.

Key Accountabilities:
• Contribute to the development of a set of strategies and plans for a specific group of assets, drawing on internal and external experts to determine the most appropriate mix of commercial opportunities.
• Lead the development of business cases for commercial opportunities and coordinate investment appraisals for specific commercial opportunities, identifying relevant risks and constraints, including operational and political sensitivities.
• Draw on strong relationships with individual asset owners in the operating businesses and work with these individual asset or asset cluster owners to gain buy-in for commercial opportunities within their areas.
• Work closely with commercial sponsors in the operating businesses, individual asset, or asset cluster owners to identify the most effective delivery methods and expedite the delivery process.
• Support forecast and reviews of future income opportunities within respective assets..
• Ensure all asset opportunities are developed in accordance with other Commercial Development Directorate business functions, TfL corporate objectives, Mayoral policies, and other legal/statutory requirements.

Knowledge:
• Degree level qualification preferably in a business related discipline, with membership of the RICS in the commercial property area.
• Knowledge of the key commercial dynamics of this industry involved in the identification of a series of commercial initiatives to be implemented across organisational assets
• Knowledge of project management approaches and methodologies.

Skills:
• Enterprise and commercial acumen: Ability to develop new ideas and put in place a tailored plan to see these ideas through to delivery
• Project management: Ability to manage a number of medium-sized and smaller commercial development projects from inception to implementation, ensuring that the desired outcomes are delivered.
• Stakeholder engagement and advocacy: Ability to act in a politically adept and commercially astute manner, to work effectively with internal and external stakeholders, to ensure buy-in and senior stakeholder acceptance, to resolve business conflicts as they occur and to persuasively influence complex and sensitive transactions.
• Highly numerical and detail conscious, able to evaluate the financial value of new opportunities and present robust and convincing financial business cases.

Experience:
• A professional with asset/portfolio management and land development experience.
• Experience of overcoming constraints and organisational complexity in order to deliver results.
• Experience of driving excellence and performance improvement in a challenging, multi-disciplinary environment.
• Experience in project and programme delivery, including risk management and continuous focus on business direction.
• Experience of building rapport and influencing across a range of stakeholders as well as experience of reporting, presenting information and gaining formal approvals at senior management level.
