Overall Role Purpose: Reporting to the Project Manager on-site, the Senior Surveyor will oversee all commercial and contractual matters on allocated projects. You will effectively manage surveyors and assistant surveyors to ensure successful project delivery. On larger, more intricate projects, you may be required to handle specific sections, reporting to a Managing Quantity Surveyor or Commercial Manager.
Key Accountabilities:
General Responsibilities:
- Ensure effective cost management through regular forecasting and cost/value reporting.
- Lead and manage the procurement process to maximise profit, ensuring timely subcontract orders.
- Monitor and maximise cash flow.
- Support, advise, develop, and train site team members on commercial matters.
- Mentor and develop surveyors within the project team.
- Ensure compliance with contractual requirements to protect the company's interests.
- Promote and uphold company standards and practises.
- Monitor and chase Main Contract payments.
Tender Responsibilities:
- Review and assess Main Contract conditions, identifying risks and scope areas.
- Evaluate subcontract packages for tender incorporation.
- Assist the Bid team and senior management as required.
- Provide tender input and review.
Pre-Construction Responsibilities:
- Produce a Procurement Schedule with the Project Manager.
- Understand and utilise tender handover effectively.
- Establish the first profit and loss forecast.
Construction Responsibilities:
- Clarify roles and responsibilities within the project team.
- Enhance staff morale and communication.
- Develop and mentor junior staff.
- Ensure procurement aligns with the commercial policy.
- Manage subcontractors, ensuring clear scopes and high-quality contracts.
- Maintain accurate subcontractor records and ensure compliance with contractual notices.
Client and Commercial Responsibilities:
- Understand and meet client aspirations.
- Maintain professional and productive consultant relationships.
- Administer client instructions timely and per the contract.
- Maintain accurate records and ensure monthly valuations and commercial reports are timely and accurate.
- Maximise revenue opportunities and minimise waste.
- Manage programme awareness and contractual planning strategies.
Consultants Responsibilities:
- Ensure consultants understand their responsibilities regarding quality and timing.
- Administer compliance procedures and provide regular feedback.
Health, Safety, Environment, and Quality:
- Assist the Project Manager in complying with the company HSEQ policy.
- Ensure subcontractor compliance with HSEQ requirements.
Post-Construction Responsibilities:
- Complete and action post-contract reviews.
- Resolve Main and sub-contracts timely, ensuring all formalities are completed.
- Chase retention payments and manage defect rectification.
Other Responsibilities:
- Identify and action potential business development opportunities.
- Support and develop the site team’s commercial awareness.
- Promote equal opportunity, inclusion, and diversity.
Essential:
- Accredited course by RICS, CIOB, or ICES.
- Alternatively, a degree in a relevant field (building/construction, urban and land studies, civil engineering, structural engineering).
- Adequate experience as an Assistant QS/QS.
