Are you an experienced Site Manager with a background delivering commercial fit-out, refurbishment or new-build construction projects?

Do you have experience coordinating multiple trades, managing subcontractors and overseeing mechanical and electrical installations?

Location: Witham, Essex
Salary: £50,000 - £60,000 per annum DOE + £7,500 car allowance

Role Overview:
My client is looking to appoint an experienced Fit-Out Site Manager to oversee the internal construction and fit-out of a new station building as part of a major £6 million redevelopment project at Witham Station in Essex.

The wider scheme includes the construction of a new station building, a new forecourt and car park, refurbishment of the existing station facilities, a station rewire, foundation works and significant associated civils works.

The project is expected to run for approximately 60 weeks. The Fit-Out Site Manager will join the project as the new station building progresses and the internal fit-out works begin.

Working closely with the Project Manager, commercial team, civils management team and specialist subcontractors, the successful candidate will be responsible for managing the fit-out programme and coordinating trades including bricklayers, plasterers, electricians and mechanical contractors.

This role would suit a practical, hands-on Site Manager from a commercial building, warehouse, retail, office or similar fit-out background.

Key Responsibilities:
·Assist the Project Manager with the day-to-day management of the site
·Oversee the internal construction and fit-out of the new station building
·Plan and coordinate the sequence of fit-out activities
·Manage brickwork, plastering, ceilings, flooring, decoration, joinery and finishing trades
·Coordinate mechanical and electrical subcontractors and monitor the progress of installations
·Manage labour, plant, materials and subcontractors across the fit-out package
·Ensure a safe working environment is maintained for all site personnel
·Manage health, safety and environmental matters across the site
·Prepare, review and brief relevant safety documentation, including work package plans, task briefings and risk assessments
·Control and issue permits to work where required
·Monitor the qualifications and competencies of site personnel
·Deliver site briefings and communicate safety information to the workforce
·Maintain site diaries, work records, progress records and measurements of additional works
·Prepare regular progress reports for the Project Manager
·Liaise with the Project Quantity Surveyor regarding commercial matters and changes
·Monitor progress against the construction programme and coordinate interfaces between trades
·Identify and resolve sequencing issues, delays and site constraints
·Read and interpret architectural, construction and mechanical and electrical drawings
·Manage subcontractors with a strong focus on health and safety, quality and programme delivery
·Inspect completed works and ensure all finishes meet the required specification
·Manage snagging, defects and close-out activities
·Liaise with the client, designers, consultants and wider project team
·Prepare timesheets, plant records and other site documentation
·Support the delivery of possession works, including night and weekend activities where required

Essential Requirements:
·Previous experience working as a Site Manager, Fit-Out Manager or Site Supervisor on commercial building, refurbishment or fit-out projects
·Experience managing the internal fit-out of new-build or refurbished buildings, ideally rail stations
·Experience coordinating multiple trades and subcontractors
·Valid SMSTS certification and CSCS card
·Ability to read and understand architectural, construction and mechanical and electrical drawings
·Experience working for a Tier 2 contractor or subcontractor is highly desirable
·A PTS card and Temporary Works qualification would be beneficial but are not essential

Working Hours:
·The standard working hours are 7:30am to 5:00pm.
·Night and weekend work will be required at certain stages of the programme and will be paid at an uplifted rate of 1.5 times the standard rate.

This is an excellent opportunity to join an established infrastructure contractor and take responsibility for the fit-out of a major new station building.
